Our Day with Raising Girls Foundation.

There are moments in this work that ground you in something bigger than business. Last week was one of those moments.

Our team had the honor of spending a few meaningful hours with Raising Girls Foundation , a Tacoma-based nonprofit serving local school districts by providing hygiene bags to students—boys and girls— who might otherwise go without these basic essentials.

As a team, we recently committed to a quarterly give-back , combining a monetary donation with a hands-on community service day. We wanted our giving to be intentional, local, and tangible. Something we could participate in together and invite our community into.

Last week, that vision came to life.

More than 20 past clients, friends, and local business owners joined us to pack hygiene bags alongside Sharon, the founder of Raising Girls Foundation. In just a couple of hours, we sorted and merchandised donations, packed bags for local schools, and listened to the stories behind the need.

We laughed.
We cried.
We worked up a sweat.

And we left changed.

What stood out most was how essential this work truly is. Hygiene isn’t a “nice to have.” It’s a basic human need, one that directly impacts a child’s confidence, health, social experience, and ability to show up successfully at school. When students don’t have access to these essentials, it affects far more than just their day; it affects their sense of belonging and dignity.

Spending time in this space reminded me of the need right here in our community and the power of responding locally. It also reinforced something we deeply believe: when people come together with shared intention, real impact happens.

We’re incredibly grateful to Sharon and the Raising Girls Foundation team for welcoming us, trusting us, and allowing us to be part of this important work. This is just the beginning for us — and we’re committed to continuing to show up, give back, and bring others along.

This year, we booked our 2026 business planning retreat at the stunning Alderbrook Resort & Spa —just about a 90-minute drive from Tacoma, WA. Nestled on the shores of Hood Canal, it’s the kind of place that instantly makes you breathe a little deeper, sip your coffee slower, and dream a little bigger.

A Cabin, a Campfire, and a Fresh Perspective

We stayed in one of the cozy cabins on the property—two bedrooms and a little kitchenette that felt like the perfect mix of rustic and elevated. Waking up to water views with a warm mug of coffee in hand set the tone for intentional conversations and inspired planning.

Evenings were spent around the campfire—nostalgic, simple, and so special. There’s something about that crackle of wood and glow of the flames that reminds you why you started doing what you do in the first place.

Tucked back from the busier stretches of the Sound, it has a calmness, a feeling of being held close by the shoreline. The mornings are my favorite—when the bay is glassy and still, reflecting the soft light of the sky. You can almost hear the day waking up slowly, the water lapping gently at the docks, the gulls calling out above.

For my husband, these waters were a playground. He spent his childhood swimming, fishing, waterskiing, and boating here, long summer days that stretched into warm evenings, when the glow of the setting sun would paint the water gold. He tells stories of running down the beach barefoot, waterskiing for endless hours with his siblings, of friends and family gathering for impromptu get-togethers, and of falling asleep to the sound of water moving softly against the shore.

For me, Horsehead Bay has always felt like a place where time slows down. Every visit brings back that same sense of peace—whether it’s watching seals surface near the dock, gathering around on the deck to enjoy the last of the sun, or simply standing still and taking in the wide-open views that never fail to impress. The Fourth of July is a holiday that is always memorable. The fireworks show is hands down one of the best shows in the PNW. The Horsehead Bay community takes it very seriously, and it shows!

We also had endless boating days exploring all that the Puget Sound has to offer. Spending the day at Cutt’s Island or cruising into the Harbor and tying up at the Tides Tavern for dinner and heading over to Narrows Marina for gas and snacks.

Now, as we are preparing to sell my in-laws’ home, I can’t help but feel a little bittersweet. This house isn’t just a building—it’s the backdrop to so many memories. It’s where my husband grew up, where family holidays were celebrated, where laughter and love filled the rooms. And outside its windows, the bay has always been there—steady, beautiful, and constant.

That’s the thing about Horsehead Bay. It’s more than just a spot on the map. For us, it has been home, history, and heart all in one place. And for the next family, lucky enough to call it theirs, I know it will hold the same magic.

It wasn’t actually a hot tub time machine, but it did happen in the hot tub.

One quiet Saturday morning, I was soaking in the stillness, watching the sun stretch across my yard, and reflecting on what’s next for me in this chapter of life. That moment, wrapped in nature and nostalgia, launched me into the planning of something deeply meaningful: my 40-year high school reunion.

Let me tell you, forty years goes by in a blink. One minute you’re walking across the graduation stage, and the next, you’re balancing work, aging parents, grown kids, and a to do list that never ends. And somewhere in there, you ask yourself: What matters most now?

For me, planning this reunion has been an invitation to remember, reconnect, and reflect. It’s reminded me how precious time is. How shared stories shape us. How each chapter we live becomes part of a home we carry inside.

It’s funny, but in some ways, planning this reunion feels a lot like real estate. You’re coordinating details, bringing people together, and hoping to create a moment that feels like belonging. Whether it’s helping a client say goodbye to a family home full of memories, or welcoming someone into their next chapter, I find myself doing the same thing - leading with heart, honoring stories, and creating space for what comes next.

As I look ahead, not just to the reunion, but to the next 25 years, I’m asking myself and others: What kind of life do you want to build? Where do you feel most alive? Who do you want to surround yourself with?

In the hustle of life and business, we often talk about planning ahead and setting goals. Thinking five, ten, even twenty-five years down the road. And yes—I'm a planner! I love a good vision session, a well-thought-out agenda, and a strong cup of coffee to go with it. But every once in a while, life reminds us to look up - To be fully present. To soak in the beauty of right now. And for me, that reminder has come in the form of a little boy who just turned one.

Happy 1st Birthday, sweet boy!

From the moment you arrived in this world, I felt something shift in me. To see my daughter bring you into the world, and to meet your tiny face as one of the very first people to hold you—well, it cracked my heart wide open.

I had heard people talk about the magic of grandparenting, but who could have known? The joy of rocking you, singing to you, watching you grow—it’s a kind of love that fills every corner of my soul. Thank you for that.

What you don’t know, little one, is that you’re teaching me. You are teaching me to be present, to notice the smallest moments, to remember what really matters.

Recently, your mom and I were challenged by our business coach to create a 25-year plan. At first, it rattled me. Planning into my 80s? It felt daunting. But then, it gave me hope. Hope that there’s so much life yet to be lived—if I choose it.

And here’s what I’ve realized: Life is happening right now. When I’m with you, when Grumpa and I are fully present, it feels like time stands still. You make me want to live more intentionally—with my time, my choices, my relationships.

So, thank you to your mom and dad for sharing you with us and giving us the gift of playtime again. You’ve brought silliness, laughter, and joy into our world in ways I never expected. What a beautiful gift to return to play at this stage of life.

Why We Choose Lakewood: A Real Look at Life

As a local real estate agent—and now a new parent—I recently made a big move myself, trading in our University Place home for a quieter, more spacious lifestyle in Lakewood. If you’re curious about what life in Lakewood is really like, here’s a behind-the-scenes look at why we made the move and how it’s going.

When we found out we were expecting our son, we realized our 2-bedroom home in University Place wasn’t going to cut it—especially with one bedroom downstairs. We needed more space for our growing family. We ended up selling that home, buying a larger property in Lakewood, keeping our mortgage the same and having money left over for renovations. A total win.

One of the things we love most about our Lakewood home is the privacy. We’re tucked away on a quiet cul-de-sac with very little traffic, and homes in the area typically sit on larger lots with more greenery. It gives the neighborhood a peaceful, tucked-away feel that’s been great for family life.

Proximity to grandparents was also a major factor. With our family living in Steilacoom and Lakewood, we wanted to be within a 10–15 minute drive. Lakewood was the perfect location to make things easier for all.

That said, there’s always a trade-off. In University Place, we were spoiled with quick freeway access. Now, when we’re heading north or south for work, our commute can be about 10 minutes longer. It’s manageable, but something to be aware of.

Grocery stores are another area where UP has the edge. We used to live minutes from Trader Joe’s, Harbor Greens, and Whole Foods. Even now, we still make most of our grocery runs back in University Place. In Lakewood, the main options are Safeway and Albertsons, which can be a bit pricier.

And what about restaurants? We haven’t been blown away by the eat-in options here—Lakewood doesn’t have a big restaurant scene. But we did find a local gem: Bloom Thai Cuisine . It’s a cult favorite and has become a staple for us. That said, I genuinely enjoy cooking, especially now that Steven remodeled our kitchen, so the limited dining options don’t bother me too much.

Embracing the Next Chapter: Finding Joy in a Quieter Home

For 19 years, our home was filled with the joyful chaos of raising twin daughters. From school activities to teenage drama, from meals squeezed in between their packed schedules to late-night chats, our lives revolved around them. And now? The house is quieter.

Our daughters are off at Oregon State University, starting their next chapter, and my husband Mike and I find ourselves in a phase of life that feels both unfamiliar and exciting. I know many people call this "empty nesting," but that phrase has never quite resonated with me. It makes it sound like something is missing when in reality, this is an opportunity to rediscover ourselves and each other.

Reconnecting and Rediscovering

With fewer schedules to juggle and less noise in the house, Mike and I have found more time to focus on things we enjoy—together. We've started taking dance lessons , learning salsa, and swing, and stepping (sometimes literally) outside our comfort zones. We joined HOTWORX gym, prioritizing our health in ways we never quite had time for before. And, perhaps best of all, we've been going out to dinner more, savoring uninterrupted conversations and rediscovering the ease of just enjoying each other's company.

It feels like we’re dating again, but we have 24 years (almost 25!) of shared experiences behind us. There’s something special about laughing over dinner, challenging each other in a workout, or stumbling through a new dance move together. It’s a reminder that this next phase isn’t about loss—it’s about growth.

Breathing Easier

Of course, we still miss our girls, and there were emotional moments when we first dropped them off at college. But seeing them adjust, make friends, and embrace their new independence has given us peace of mind. When they’re thriving, it makes it easier for us to embrace this new season in our lives.

So, instead of calling this "empty nesting," I see it as an opportunity—a time to reflect, recharge, and rekindle. Life isn't slowing down; it’s just shifting, and we’re learning to dance right along with it.

Behind the sold sign: Loyal Clients, Lasting Relationships

In over 20 years of working in real estate, I've had the privilege of building lasting relationships, helping families transition through different stages of life, and supporting them in finding homes that fit their evolving needs. Every story is unique, but some families stay with you—like the Petersons.

We first began working with them when they were expecting their third child. Their charming, restored Craftsman home in downtown Puyallup was perfect for their growing family—at least, it was until their little ones started needing more space to run, play, and grow. They loved their walkable neighborhood, the close-knit connections to parks and cafes, but the reality of needing more room couldn’t be ignored. It was 2009, and the housing market was struggling, making the decision to sell and buy a home tricky. But that’s where we stepped in to help guide them.

We found the Petersons a lovely newer construction home in a small cul-de-sac off 170th and Canyon Road. The home offered just what they needed—more room, a spacious primary suite, extra bedrooms for the kids, and a manageable yard that didn’t overwhelm them. It was a perfect fit at the time.

Years passed, and the family’s needs evolved again. As their kids grew, so did the demands of daily life. The two boys were more active, and Mrs. Peterson returned to work, which meant both parents were in need of dedicated home office space. On top of that, they longed for a big yard—one where the kids could run free, where they could have pets, and where they could plant gardens. Once again, we were navigating a market with its own set of challenges, but a contingent offer was the way forward. In the fourth quarter, we found a home with extended market time that gave us the opportunity to negotiate. We secured the right deal, and the family moved into a beautiful home with nearly an acre of land in Bonney Lake.

Then, about two months ago, I received a call from Mr. Peterson. "Regina," he said, "am I being crazy or what..." His wife’s father had received some difficult news about his health, and Mrs. Peterson needed to be closer to her parents. After a little searching, they found a home in Carbonado that seemed perfect—a beautiful property with a Detached Accessory Dwelling Unit (DADU) that could accommodate the entire family. It felt right for their new chapter, but it was a big decision.

I told him, "You owe it to yourselves to ask the questions. Let’s start by talking to our lender and scheduling a tour." As it turned out, they were able to get an offer accepted—even with two contingencies in place. We worked with amazing agents, stayed in close communication with the family, and relied on a network of professionals who made it all happen. We sold their home in Bonney Lake, helped them sell Mrs. Peterson’s parents' house in Federal Way, and helped the family transition to their dream home in the country.

Now, they’re settled into a peaceful rural setting in Carbonado, with plenty of space for everyone—including a horse the previous owners left behind, which the kids have eagerly taken on as part of their new life.

�� Turnbull Farm in Lakebay

Situated in the heart of the Key Peninsula, Turnbull Farm is a charming destination where you can go pick out your own pumpkins and enjoy the peaceful atmosphere. In addition to their pumpkin patch, the farm is home to farm animals and beautiful gardens. Turnbull Farms also has many seasonal offerings, including workshops (learn how to make a wreath!) and outdoor yoga and Pilates classes. What to Consider When Selling an Estate.

When a family sells a home they’ve lived in and cherished for decades, it can be a tough process in many different ways. Over the past 20 years in the business, we've helped more than a few families settle out of estates. We have refined our processes around this type of sale to guide our clients gracefully through this often-challenging time. Selling an estate is so much more than “just” preparing and listing a home for sale—there's much more to help the family navigate as everyone goes through a major life transition.

We wanted to share an example of our processes with you. One of our recent listings was an estate home in the family for over 30 years. A previous client referred our team to these sellers, and after competing against three other agents, the sellers chose to hire us!

How to Begin the Selling Process
Once we've spoken with the sellers and learned more about the family's home and real estate goals, we schedule an in-person walkthrough. Our process is to show up with specific market data highlighting a price range and other comparable sales. We also use this time to work with the sellers to create a financially advantageous and comfortable timeline for the parties involved.

With this listing, the seller wanted to sell the family home and move into an assisted living community. Packaging up a home you have lived in for many years is a tough process. There are lots of special things and memories. Packing can be overwhelming for our elderly clients, so it was important to be delicate with this process and connect our sellers with the right resources.

Preparing this Gig Harbor Estate Home for Sale
After we toured the home and discussed their concierge listing program with the sellers, their clients handed over their keys and let us work our magic. Estate sale or not, once we have your approval, we schedule all of their pre-listing recommendations so you don’t have to worry about doing it all yourself.

For this property, we arranged an estate sale, siding repair, landscaping, a dump removal service, fresh paint, professional cleaning, staging, and, of course, media. All of this work helped us reach for top dollar in the market, and we also work with professionals who get paid out of escrow. So, there is little to no upfront cost to the seller.

Our team believes in pre-inspection benefits on the property, especially for estate sales. This helps mitigate any surprises once we are under contract with the potential buyer. This decision has pros and cons, and it's something that we talk through with our clients. The service is something that we've experienced as a major win. We believe so strongly in this step that we cover the cost for the inspection with our Gold level plan.

High-Level Marketing
We are marketing experts, and as we prepared the home for the listing day, we posted behind-the-scenes photos to build up anticipation among other REALTORS® who sell in the area. Once the home had necessary repairs, was sparkling clean, and professionally staged, they had professional photography done and a video tour created.

It's important to highlight the uniqueness of the home and lot. We focus on lifestyle marketing--what does your buyer feel when living in the house? This helps set the listing and experience stand out above the rest. We also include special feature cards in the home to showcase the property's intricacies and updates.

Social media and brand recognition are huge benefits for our sellers. We have a large following on Facebook and Instagram, including other agents in the area. Our listings get the full attention they deserve!

Sold for 17% Over Asking
On the first day this home was listed, we received offers. And even though we already had offers to present their sellers, it was important for us (and our sellers) to “properly ventilate” it on the market so as many people as possible would have a chance to see it. After four days of the home being on the market, we had seven offers to present to the seller. The home’s original list price was $1,295,000, which sold for $1,515,000—17% over asking!

Pure Joy and Heartfelt Thrills

I've always heard that being a grandparent was a special experience, but nothing could have prepared me for just how extraordinary it truly is. On May 30th, Madison and Steven welcomed our first grandson into the world, and with his arrival, everything became a little sweeter ��. Macario Jo Bingham has filled our hearts with an immense joy that words can't fully capture. We are deeply grateful for the gift of being his grandparents. (And yes, he is the most beautiful baby ever!)

Come sit with me and let me share a story:

Whether it was a conscious decision or not, I'm not quite sure. Steven and Madison had outgrown their lovely home in University Place, and with a baby on the way, they needed more space. One night, as I was searching for a listing in Lakewood, I stumbled upon a house that I thought would be perfect for them.

This house was what Madison and I often tell our buyers to look for: a hidden gem. It had been on the market for over 200 days, changed hands through two listing agents, and had photos that didn’t do it any justice – pure gold! Did I notice it was within walking distance of our home in Lakewood? Maybe. Was I thinking about having my grandbaby just up the street? Quite possibly.

It's a good thing they're young and full of energy!

They went ahead and bought that much bigger house, channeling their inner Chip and Joanna Gaines. Now, they're transforming it into their dream home while juggling life with a newborn. Their resilience and youthfulness are truly admirable. And the best part? I get to pop over as often as they'll let me to shower my grandson with love and cuddles. Steven and Madison are a hardworking, sweet couple who are now proud parents. Life is good, and we are incredibly blessed! Thank you, Steven and Madison.

Madison and I learned about this important step when we helped my Mother-in-law sell her family home. She was faced with a huge tax bill, until we did the research!

Losing a loved one is an emotionally challenging experience, and amidst the grief, handling the subsequent financial and legal responsibilities can be overwhelming. One crucial step is determining the value of any property they owned at the time of their death. This is not just a bureaucratic detail—it has significant tax implications that can affect your financial future.

Understanding the "Step-Up in Basis"

When a loved one passes away, their property typically receives a "step-up in basis" for tax purposes. The basis of a property is its original purchase price, adjusted for improvements and depreciation. The step-up in basis recalculates the property’s value to its fair market value at the date of the owner's death. This adjustment can significantly reduce capital gains taxes if you decide to sell the property in the future.

For instance, if your parent bought a home for $90,000, and it's worth $500,000 at one spouses passing, the property’s basis steps up to $500,000. Selling it for $550,000 within a year would mean you owe capital gains tax on the $50,000 profit, not the $460,000 gain from the original purchase price.

Moving with your Dogs (or Cats): Tips for a Smooth Transition

RM Home Specialists knows that moving can be a big adventure, especially with a furry friend (or a few) by your side!

Pups are family! Here’s a quick guide to make the move easier for both you and your fur babies.

Before the move, consider:

1. Vet Visit

Schedule a check-up to update vaccinations and get your dog’s medical records. This is helpful if you are moving to a new area and possibly transitioning vets. One less thing to worry about once you're moved!

2. Update ID

Make sure your dog’s ID tag and microchip info have your new address and phone number. This usually can be done by your vet or they will walk you through how to do it online. Keeping contact information and addresses up to date on a microchip can save a whole lot of time and heartache in the case your pup gets out in your new neighborhood.

3. New Home Preview

If possible, visit your new home and neighborhood with your dog to familiarize them with the area. This is also fun because pups love to smell, and they will get familiar with the new smells before actually moving in. This can also help with cats, as they can take longer to acclimate to new spaces.

4. Gradual Packing

Pack gradually to keep your dog calm. Try to stick to their regular routine. Most animals can sense when something is happening, especially change. Most animals instincts say, "they're leaving without me!" So make sure to keep your dog's favorite toy, or bed and always talk them through what's going on (even if you don't think they understand, it actually helps!).

On the moving day:

1. Safe Space

On moving day, keep your dog in a quiet room or with a friend to avoid stress. If you can help it, moving a majority of your things into the new home can help pets feel more comfortable and have familiar smells right as they enter. With cats, you know your feline best- keep them in one room as you move and let them explore as you see fit.

*Consider outside care: If you have friends, family or doggy day-care that you trust and your dogs have experience with, consider giving them a little "vacation" as you pack things up and move.

2. Travel Kit

Pack essentials like food, water, leash, toys, and a blanket for the journey. Buying a home, selling a home and moving all disrupt the normal routine for your pups; Cats are more sensitive to routine disruption so be mindful. Pay attention to eating habits and stress, these are two of the most common changes during eventful times.

3. Comfortable Travel

Ensure your dog is secure and comfortable, whether by car or plane. Use a crate or dog seatbelt for car travel. If you crate your pups, we know they'll find comfort while traveling. For other more sensitive pups or cats who don't love the car, make sure to take a little extra time with their travel comfort, especially if they will be traveling separately.

And once you arrive:

1. Stick to the Routine

Keep feeding, walking, and playtime on a regular schedule to help your dog adjust. Getting re-adjusted back to your "normal" schedule can feel good for your pups. Be patient, but most likely, they're just happy to be with you and will get back to the routine in no time.

2. Explore Together

Take walks around your new neighborhood to help your dog get used to the new surroundings. A study shows that 30 minutes of sniffing equals 1 hour of exercise for dogs! Even if your dog spends most of it's time indoors, the new smells and fresh air, naturally calm the nervous system and release "feel-good" endorphins. If your cat can tolerate a harness and leash, get them out there too!

3. Monitor Behavior

Watch for signs of stress, like excessive barking or changes in appetite, and offer extra comfort. Even if you think your pets have settled in well, there can always be delayed affects that come up. Just keep an eye out and be cautious in the first month of settling in.

Finally, long-term tips:

1. Meet the Neighbors

Introduce your dog to new neighbors and their pets slowly and positively. Socializing your dogs is essential to creating a safe, new environment. You know your pets best, stay calm and be responsible and respectful when around new dogs or at public parks.

2. New Vet

Find a local vet and schedule a visit to establish care. Get recommendations if you can! Vet care is important to ensure a long, healthy life for our pups.

3. Be Patient

Adjusting takes time. Provide lots of love and positive reinforcement. Some animals are more sensitive than others. If you have more than one animal, they may move at different paces and have different reactions. It's all about being flexible and making sure they overcome challenges with you.

Today, as we introduce a charming one-level home in North Tacoma to the market, we want to take a moment to celebrate the remarkable life of its former owners.

Jack and Lilly Warnick were more than just homeowners; they were titans of civil rights and human rights advocacy in Tacoma for nearly seven decades. Entrenched with multiple community organizations including Jack’s 14 years of service on the Tacoma City Council, including two terms as deputy mayor. Lilly was the co-founder of Tacoma’s City Club and first director of the Tacoma Community College foundation. They were steadfast in their dedication to making our city a better place for all.

As I delved into the eye-opening pages of " The Color of Law, " educating myself on the systemic injustices that have plagued our government and institutions, I couldn't help but admire Jack and Lilly's tireless efforts and unwavering commitment. In a profession where we strive to effect positive change, encountering individuals like these feels serendipitous.

According to his family, Jack and Lilly’s post-college years were dedicated to Tacoma, where they immersed themselves in initiatives aimed at uplifting both the city and its residents. Both Jack and Lilly were prominent figure in various community organizations, advocating passionately for civil rights, youth empowerment, and the arts. In the tumultuous 1960s, Jack played a pivotal role in Tacoma's Urban Renewal Program and was instrumental in crafting the city's Open Housing Ordinance, a groundbreaking measure that outlawed housing discrimination.

The impact didn't stop there. In the progressive 1980s, Jack spearheaded Tacoma's first ordinance offering legal protection to LGBTQ individuals under the city's anti-discrimination laws. The Business Examiner of the South Sound recognized Lilly in 2010 with its Women of Influence Lifetime Achievement award . And in recognition of his lifelong commitment to justice and equality, Jack was honored by the Tacoma Historical Society in 2018 as one of the city's foremost Social Justice and Civil Rights Champions.

Jack's and Lilly’s legacy is one of love, family, friendship, and a litany of accolades for their service to our beloved Tacoma. Lilly’s passing in 2018 and Jack’s recent passing at the age of 91 marked the end of lives truly well-lived.

Realtor Association Lawsuit

You've Seen the Headlines.

The National Association of Realtors (NAR) recently announced a $418 million proposed class-action settlement. Since then, sensational headlines and rampant misinformation have churned in news reports daily.

As trusted professionals, we must share our thoughts and truths. We are honored and passionate about helping people create wealth through real estate, and that will not change.

It's important to know that our Northwest Multiple Listing Service (NWMLS) is owned by its members and not NAR. The NWMLS has never engaged in the practices cited in these class-action lawsuits. Our NWMLS has been a national leader in consumer transparency and has not faced any charges of deception or engaging in collusion against consumers.

When the first lawsuit was filed in 2019, our NWMLS was proactive in changing forms to clarify compensation and consumer choices. They also changed practices to publish buyer-broker compensation to the public. Although Madison and I have used the Buyer Agency Agreement in our business since 2017, since January 2024, it has been the law that an agent sign this agreement before providing services.

Each agent runs their own business without set servicing or fees. We do know that not all real estate agents are created equal. In any organization, there are unethical, inexperienced, and incompetent practitioners and people. They do not speak or represent the whole industry.

We are proud of professional organizations like the National Association of Realtors and local Realtor associations. We are proud of our colleagues who are dedicated to professional standards. And we are also proud of our local MLS, its practices, and its forward-thinking approach to consumer protection. Our commitment to our communities, homeownership, and making a difference is unmatched.

Buying and selling a home is one of the larger significant financial events that occur a handful of times in one’s lifetime. What Makes a Winning Offer

Chances are you've heard of multiple offers regarding real estate. Especially if you live in Washington State and have had a slight pulse on the market for the past five years. Real estate markets are strongly propelled by supply and demand. Supply is active inventory, aka homes for sale, and the demand is shown by the pending sales- when a buyer and seller get under contract. Overall, there has been a significant shortage of homes compared to people looking to purchase, which has given a strong seller advantage. This, combined with interest rates in the 2% range, which we saw in 2020, resulted in a frenzy for buyers shopping for homes. With interest rates in the 6-7% range, now fewer people can afford the rates, which has leveled out with the lack of homes for sale.

At the beginning of this year, January 2024, a dip in interest rates impacted the market. We started to see multiple offers again on our listings and when offering with our buyers. Check out this cute Tacoma home that received eight offers or this Lakewood Creekside property with seven offers! With it being so early in the year, before the Spring hits, the homes for sale have not yet caught up with the demand. Due to this resurfacing of multiple offers, we wanted to share some tips and tricks to consider when submitting offers. It's not always the highest purchase price that wins in a seller's eyes.

��️Agent to Agent Communication

It's so important to have strong, local representation. Brokers who have a good reputation and rapport with listing agents can call before preparing the offer to see if there's anything specific that the seller is looking for in a winning offer. Specific closing timelines, preferred included items, or a rent-back can tip the scales toward your offer. This effort will establish trust and professionalism on behalf of the buyer.

��Organized Offer Presentation

Real estate contracts are legally binding documents. There is an order to the forms and the importance of completeness. You’d be surprised by the number of offers received that are not filled out properly on behalf of buyers and presented out of order. This makes it confusing and unclear when reviewing.

��Additional Tools

Escalation agreements, additional down payment, and waiver of contingencies can all be helpful when competing. These tools can often hold more weight to a seller than a high purchase price. STAY INFORMED. Some of these addendums are put in place to protect buyers, and others come with risks. Make sure you fully understand when it’s appropriate for you to include or waive these forms.

��Communicative Mortgage Broker

It’s always helpful to include an updated preapproval with your offer. Having your lender reach out to the listing team can go the extra mile. If they can confirm that the buyer has turned in documentation—and, better yet, is through the underwriting process. This information is helpful to the seller, letting them know you are a qualified buyer.

Of course, more should be considered when reviewing offers with your seller. These are just a few key details that make a difference. It takes a team to make it to the closing table, so make sure you’re confident that you're aligned with the right one!

Helping you maximize your largest asset

One of our most used services that sellers repeatedly rave about is our listing concierge program. We've taken some of the most stressful parts about selling a home and streamlined it to make it easy for our clients. The listing preparation can be daunting and almost paralyzing for some people when they start to think about selling their home or moving. In most situations, our suggested list greatly differs from the lists that our sellers have in their minds. Before you reel about what you "have to do to sell" read this!

Our team has really jumped in and perfected the concierge process, it's been extremely well received by clients who are representing a family estate, out of state sellers, and contingent buyers (folks who are selling and buying at the same time). After walking through the home and researching the neighborhood market data we put together 2-3 scenarios for you. Each option will include our suggested listing price range and pre-listing recommendations with approximate costs. Many times, it's very clear what option will be the most financially beneficial for the seller.

Once we sign formal agreements and partner together, we get busy with the list. Most of our contractors that we partner with are able to save the sellers 20-30% with costs and bids. We've done the vetting and have worked with these professionals for years- and they pass on the savings and quality services to our clients. The timeline will vary depending on the scope of the work. However, most times we can get started within a week's time.

We have a process and order of operations. Typically, we start with a seller procured pre-inspection on the home. This can help circumvent any surprises while under contract. And it gives us the opportunity to fix or gather bids for any of the major items of concern. "You are in the driver's seat," We leave every decision up to our seller. After presenting all the formal bids and suggestions it's up to you with what you want to take care of.

So, how does one pay for the listing preparation? There are a number of ways to handle this piece depending on your situation. If paying for services up front isn't an option, we have a Windermere Ready Program that has helped many sellers. This program is funded by Windermere based on the equity you have in your home and our suggested list price. They will loan, for a flat fee, upwards of 100K. This loan is paid off at closing. Another option is escrow payment- meaning the total amount is paid directly to the contracted professional out of your closing proceeds. We have a number of services that will allow this type of a payment due to our professional relationship.

This is just the tip of the iceberg when it comes to pre-listing suggestions. Every scenario is so different, which is why we recommend connecting with a professional team like us to educate you on your options. Many of our sellers have majorly increased their net proceeds by using this concierge service. Investing 15-20K in the preparation, can yield you 30-40K profit. Don't leave money on the table when it comes to selling your largest asset. We will make it easy for you- that's a promise.

About eight years ago, I had the privilege of listening to Nate Bowling speak at a Genuine Hustle Realtor event. As he delved into the intricacies of lending practices, real estate laws, and the not-so-distant history of our city, I was both captivated and horrified. It was a moment of awakening, realizing my own ignorance about the systemic racism that had deprived so many people of color of generational wealth right here in Tacoma. The revelation felt surreal, yet undeniably true.

Blaming my lack of awareness, I took it upon myself to explore further, uncovering the harsh reality of how systemic racism had entrenched itself, limiting opportunities for communities of color. The seeds of change were planted for all who attended that event. Over the years, our industry has witnessed efforts to undo the damage. Realtor organizations, including those we associate with, are now actively engaged in education and candid conversations addressing implicit biases, microaggressions, aging CCR’s and much more.

Personally, I delved into resources like " The 13th Amendment " on Netflix (a must-watch for every American) and books such as " The Color of Law ." These explorations were eye-opening and fueled a commitment to be a force for positive change in our community.

Two Tacoma Restaurants

Tacoma spoils us with plenty of options for dining out, grabbing coffee, or picking up lunch. As a Realtor and fellow foodie, it's my duty to support local commerce and test out options so I can confidently recommend. In 2020 alone, we helped 6 buyers move to the Tacoma area from out of state. And we love to share our go-to's in each neighborhood. This blog features two spots we recently stumbled across that were new to us, located near Central Tacoma.

Grit City Breakfast:

Who doesn't love a good boozy breakfast spot?! Well, I do, and I must say that Grit City Breakfast didn't disappoint. We went on a weekday morning and were seated right away. I was immediately impressed by the industrial modern decor, mural of the Tacoma Dome, and five menu options for Bloody Mary's. My mom and I could've easily split the smothered breakfast potatoes I ordered---10/10 for their gravy! She ordered a breakfast burrito that was bursting with flavors and colors.

This spot is a breakfast restaurant by day, opening at 7 AM and turns into a bar for the Tacoma Comedy Club by night. Don't miss their Happy Hour from 2-6 PM and delicious lunch menu. We will be back!

Medzo Gelato:

This gelato bar took me right back to Italy. While we were standing over the cold case, I looked over to see my mom welling up. Our family took the trip of a lifetime to Tuscany in less than six months, and the smells of pistachio and espresso were incredibly reminiscent. We were lucky enough to meet the owners, who told us about the love that was put into growing this business. They spent time in Italy learning how to make authentic gelato, and everything they serve is made in-house. It was hard to pick just two flavors. Everything looked delicious, but I went with hazelnut and salted caramel! I highly recommend this experience next time you are in the mood for a pick-me-up.

Memorabilia Holiday Hack

Madison recently posted a survey on social media asking our friends and followers: what topics are you interested in hearing more about? The resounding result was design, home remodeling, and organization. We are happy to share our tips and tricks on the subject.

One of my favorite things about the season is receiving greeting cards and warm wishes from our friends, family, and clients. It is such a joy to get a bunch of mail sharing photos and life updates---what a special tradition! I have kept cards over the years and I take the time to reminisce each year when we take down the decorations.

Although attractive, a minimal lifestyle is hard for me. I come from a very long line of family who saves and stores everything. I cannot bare to toss the holiday cards at the end of the season. It's just not in my DNA.

For those of you who like to do the same, but strive to live minimally, I have found two methods that work:

The String: At the beginning of the season hang a string in my entryway using some twine and command hooks. Then as the cards come in I receive cards I punch a hole in the top right corner and using a small mini S-hook I display them. Here is a quick link to the S hooks. The Box: I now use a cardboard memory box that's divided up by year. I take the cards from the season and file them in the box. It is a clean and efficient way to store them in a special way. Here is a quick link to my favorite boxes.

It's so nostalgic to pull out the cards from many years back. And despite my kids wanting me to purge more–they enjoy the look back through the memories.

Life at Thea's Landing on Dock Street

I can remember the first time I visited Thea's Landing. I was 13 years old, visiting one of my BFFs, Karli. Her dad recently moved into one of the units, and I was lucky enough to join her for a sleepover. Upon arrival, I felt enamored by the experience as we were buzzed in through the front secured entrance, where I met Karli and her dad in the lobby for the obligatory parent pass-off. Why we love Lakewood...

I Love Lakewood! Why would you want to live here? For starters, this community offers more bang for the buck! Here is my very personal journey with Lakewood:

It was 1992 when we sold our North Tacoma home, near University of Puget Sound to move to a sweet home in Lakewood. Our family was in a time of transition, I was pregnant with Madison, and we chose Lakewood because we could afford a larger home and there was something special about the community and proximity to the lakes. I didn’t know much about Lakewood at the time, and it looks a little different now than it did then. The home we ended up buying needed a little love, but it also conveyed with a small piece of Lakefront at Lk. Steilacoom just down the street. I loved walking the neighborhood, and shortly after moving in I would take the stroller around the tree-lined neighborhood streets, over to the library and Lakewood Town Center.

Thirty years had passed before we recently moved back to Lakewood! This time we chose a unique home on Chambers Creek. It was time to sell our family house in University Place and this next home was to represent our empty nester chapter. This home also needed a fair share of updating but it was features such as the peaceful creekfront, killer wine cellar, and many different spaces to entertain that had excited to move yet again.

My husband grew up in Lakewood and had roots as a Clover Park graduate. It's been fun revisiting some of the classic spots and new businesses. Our favorite places are: H&L Produce–a specialty farmers market store, Adriatic Grill at Oakbrook–a non-chain owned restaurant with a wonderful golf-course backdrop, L&L Hawaiian BBQ–a spam musubi and some Kahlua Pork cures the soul, Tuladhara Yoga–curated yoga studio with various classes. One of our all-time favorite spots, Pizza Casa in Tillicum, has been missed. They closed after 65 years, but the space welcomes a new generation of Pizza, Puget Sound Pizza.

Here are my top 5 reasons to live in Lakewood:

Lakes: Public Access, Friends with Boats (you know who you are), and have paddleboard will travel.
Shopping: Lots of grocery options and specialty ethnic grocery stores.
Golf: One of the oldest and most prestigious Country Clubs west of the Mississippi – Tacoma Golf and Country and Oakbrook’s Public Course.
Parks: Ft. Steilacoom Park, Chambers Bay Trail Hike, American Lake Park, Kobayashi Park, Edgewater Park.
Space: Lots are bigger in most places, there are plenty of trees and we are close to amenities and freeway access.

Tacoma's West Slope

For the foodie and sunset chaser.

The west slope of Tacoma is known for the insanely beautiful sunsets overlooking the Puget Sound View and the Narrows Bridge. What you might not know about this neighborhood are the walkable restaurants and bars. Call me biased; I do live in the area, but it is truly an amazing location—not to be overlooked.

You could stop by the family-friendly diner- The Pinecone- for classic comfort food in a laidback setting. The new ownership kept the nostalgic elements but definitely enhanced the menu and aesthetic. This spot is open early for breakfast all week long- AND they just started offering dinner service. Don't sleep on the biscuits and gravy, the cheddar chive pastry is made in-house! My husband is completely obsessed.

The Beach Tavern is perched across the street from Titlow Beach and Park; this iconic spot is THE local watering hole. Every day at 5 PM, they have a new dinner special and drink Happy Hour. Thursdays are $3 tallboys, and 9 PM to close well-drinks are $.75 off. The fried mushrooms are totally epic, trust me. And they pair well with a Tito's dirty martini.

If you are looking for a more elevated experience, Boathouse 19 is a local favorite. The restaurant has both indoor and outdoor seating. It's a total treat to sit outside on a warm evening. The location on Narrows Marina cannot be beaten. The pinkish, yellow, orange sunsets never get old. My order rarely waivers, I love the fresh garlic clams! What you might not know is that they have a $26 3-course dinner special Monday-Friday 3-5:30 PM.

It is wonderful living in this beautiful neighborhood. We love the fact that we can walk to dinner or breakfast. It wasn't something that we had strongly considered when moving here, but it quickly became an added bonus to this location. I know what you are thinking. What are your goals this Spring?

I am the woman who literally gets anxiety at the store when the I forget my shopping bags and see the clerk putting 4 things into a plastic bag and grabbing another. I get anxious even when I see stacks of plastic water bottles too… Not sure how – maybe my “hippie parents” or maybe my love for this beautiful planet. No matter, I’m here to help!

Sustainability isn’t just a buzz word. It involves concepts that we need now and for the future. The least we can do as a consumable society is to be aware, make our impact on the planet less, and dispose responsibly.

While passing through the mail/bills, I found the Pierce County Refuse mailer quite helpful.

Home Values: Are there Federal Savings available to you at your home? Check out: Home Energy | Pierce County, WA - Official Website (piercecountywa.gov) . We’ve had clients ask us if solar panels and energy upgrades will catapult their values. We do know that with higher interest rates, lower utilities are a plus! We believe it will be value for your bills now and can’t help but have future value.

Spring cleaning: Properly dispose of Paint: Five gallons or less can be dropped off in our area, check Paintcare.org; Electronics: Check ECycleWA.org; Hazardous Waste (chemicals, cleaners etc): Household Hazardous Waste | Pierce County, WA - Official Website (piercecountywa.gov) ; Unused Medicine: Med-Project.org.

W hen the Moulin Rouge meets Cirque du Soleil - In Seattle

If you are looking to do something that is entertaining and different, if you love theater, costumes, and music: you’ll be delighted with Teatro ZinZanni!

When I first started in Real Estate almost 20 years ago, my mentors made an event of dressing up and participating/attending Teatro ZinZanni, which put the idea on my radar. Seattle fans have followed Teatro to many different locations around the area for the last 25 years. Having theaters closed during COVID shut down the show with already compounding financial woes. The newest show, which puts an end to the longest Seattle has been without Teatro ZinZanni since its founding in 1998, is themed “coming home.”

When Dan and I saw the signs with the familiar ZinZanni near SODO coming back from a game, I knew I had to check this experience off my list. We grabbed some friends, made reservations, and got dressed up for a night to surprise and delight. What to expect: Nuances of inappropriateness (love!), amazing dancers, comedy, musicians, performers, and trapeze – all with an Herban Feast dinner in the round. Pro Tip: If you are shy, do not sit in the front.

We always feel blessed to have a plethora of entertainment including music and theater in Tacoma or only 30 minutes away in Seattle. If you have the chance to go – open your mind, take a deep breath, and enjoy the show!

N ext-Level Island Dining Experience

If you’re looking for a tropical escape without leaving Tacoma, then Da Tiki Hut on 6th Ave is the perfect place to go! We had not visited this gem since the refresh of the interior and menu and decided to pop in for dinner last month- we had mac salad on the mind. It was such an unexpected treat to walk into the restaurant and experience something so unique and curated. We even had the pleasure of chatting with the owner Steve who was totally passionate about the flavor creations and remodel. We enjoyed the best meal and ambience, I had to share!

The menu was a mix of Hawaiian, Polynesian, and Filipino flavors. We started our meal with their signature Mai Tai or one of their craft cocktails made with fresh juices and premium liquors. They even have the perfect pebble ice, you know the kind. The appetizers were super flavorful, we ordered their lumpia and spam musubi. My family is full of foodies so we decided to get one of everything and split our mains. The kalua pork loco moko (Jessie's Moko) and beef short ribs were our favorites!

I was most impressed by the interior- you walk thorugh a cellar door into a whole other world! It's basically a Hawaiian speakeasy. It is low lit and accented with tiki-inspired decor, tropical plants, and vibrant colors. They nailed the total vacation vibes exciting all the senses.

A huge thank you to Steve for giving us the vacation experience in the midst of all the dark rainy days! We will be back.

W hat qualifies a Premier Property?

T his morning I attended the Windermere Virtual Luxury Meeting. We have just started doing a hybrid version of this meeting--which beats driving up to Bellevue! Even in a virtual setting we still have breakout rooms where we can connect and network with other Windermere brokers who specialize in other markets. It is always fascinating to hear about the different intricacies other brokers are facing in their areas of expertise. The networking is followed up with fresh topics highlighting the latest market trends, luxury listing tools, and the newest marketing strategies.

I am honored to be on Windermere’s Premier Director Board. This was a position that I have had for the last 4-years. It gives me an insight into the luxury market in the greater King County area, other national markets, and Windermere’s exclusive marketing avenues. W ith inventory rising in Pierce County and buyers having more choices, it becomes even more critical to do these things to successfully sell your home. With almost 20 years of experience, we’ve seen the market change. It's time to get’s get back to the basics!

Home preparation: Have you ever seen listing photos where the home seems disheveled? Dirty dishes in the sink, light bulbs burnt out, or beds unmade. It is crucial to prepare a home before listing, we insist that our sellers participate in listing preparation. It is the easiest and quickest way to positively affect their net proceeds from the sale.

RM TIPS

Clean- don't forget the spots like the front porch, light fixtures and fans, and windows.
Organize- all personal belongings should be packed away and minimized.
Home Maintenance- we suggest and pay for pre-inspections for our sellers to decrease the risk of a surprise coming up once we find a buyer.

Staging:

Even if you are living in your home, a hybrid stage with some styling and updated pieces can give your home a whole new look. Many stagers will offer different packages for both vacant and occupied homes. Statistics show that staged homes sell faster and for more money.

Competitive Pricing: In the last two years, you could price in the ballpark of the market value and most likely you would have multiple offers. M orning routine for mindset

I had been growing my real estate business - head down and in the trenches when my curiosity spiked about mindset. Someone shared a copy of The Secret/Law of Attraction. After digesting the book and watching the movie, I started my morning practice.

Gratitude: I had to wakey-wakey before 5AM to have time before breakfast and getting kids to school. I started in “The Secret” journal with one page of things I was grateful for and the next page with things I was grateful for - that hadn’t happened yet. Manifestation…

Reading: Keep Learning! If you can do 5-10 pages per day in a book, It is AMAZING what materials you can consume for inspiration, life hacks and more.

Meditation: This piece I added in later in my practice. It was SO hard to quiet my mind for even 2 minutes! I worked at it, and often used guided meditations. Quieting our minds is not something most of us do… but important to clear, receive and focus.

When I read Hal Elrod’s book The Miracle Morning – I enhanced my practice using his SAVERS acronym: Silence (meditation); Affirmation (love these positive statements for mindset!); Visualization (take a minute or two to see your day, sunshine, or whatever gets you going); Exercise (Sometimes I do a You Tube 10 minute Yoga stretch – love to Yoga with Kassandra or I head to the YMCA for an AM class); Read (I usually have a motivational or educational book of the month); and Scribe (again – journaling – use a journal with a prompt or a blank canvas).

Sometimes I crunch this all in 20 minutes – often an hour or more. I encourage you to take 10 minutes to design the routine that will get you excited to NOT hit the snooze.

L et's check off your bucket list goal of becoming a homeowner

Okay, here is the deal. Homeownership will positively change the trajectory of your life, and your family's lives. And no, I am not just saying this as your friendly local Realtor, I am telling you this because it is true. Think about this: a home is the only asset that has the potential to appreciate in value as you pay it down. And any of you reading this who live in your family's spare bedroom- don't worry you are the smart ones! According to the National Association of Realtors 2022 statistics, 17% of people ages 25-34 are living back at home and saving to make their first home purchase. As a renter, you don't have the opportunity to see any return on your money and Millenials know this to be true.

3 years ago my husband (boyfriend at the time) and I bought our first home, it was something that we thought was totally unobtainable with our financial situation at the time. Long story short we were able to purchase a fixer with our small budget, which lead to many successes including paying off all our debts and then selling our home to purchase another property. We would have never thought that we would buy another home 2 short years later with a 20% downpayment and cash for a remodel. I share this story to motivate or inspire any reader who thinks they can't buy a home. You owe it to yourself to see what's possible. I can't tell you how many buyers that I have passed keys to who say, "I didn't think I could ever buy a home!"

Let's talk about how to become a homeowner next year, we are right around the corner from 2023! I am very passionate about the process, it's not conventionally a fun or easy task to start the journey toward achieving this lofty goal. As a realtor and a Millennial, I have made it my mission to help others achieve homeownership. My favorite gluten free desert recipes

O kay, I know you don't normally come to our site for recipes, but maybe you should! We are self-proclaimed foodies cooking and eating delicious meals together is a big part of our lives. In our real estate business EVERYTHING we do is a mixture of art, science, and heart! Today, I welcome you into my Gluten-Free kitchen as I share some of my favorite holiday desserts.

In 2020 I started experiencing a ton of uncomfortable symptoms, which I soon learned were linked to some auto-immune responses going on in my body. I won't go to deep as to WHY my body was experience this reaction, that story is for another day! But, I will tell you that after a ton of bloodwork and doctor visits I was told that I was Celiac. This is an immune related reaction to eating gluten! After hearing this news I was convinced that my life was over- there is gluten in almost all of my favorite meals. But, I am here to report back that after 2 years of being gluten-free my life is not over, in fact there are many recipes that I enjoy more as GF option.

With the holiday season in full swing, I wanted to share some simple and tasty gluten-free deserts straight from my recipe box to your kitchen! I have experienced a ton of trial and error, especially with baking. My favorite gluten-free flours are the Trader Joe's brand or the Red Mills gluten-free 1-to-1 baking flour. Many people are looking to eat less gluten or are also GF, so you will highly likely suprise and delight if you come to the party with an option to accommodate.

Here are three of my tried-and-true favorites:

Peanut Butter Cookies

2 cups peanut or almond butter

2 cups granulated or cane sugar

2 eggs

2 teaspoon baking soda

1 teaspoon vanilla

pinch of Maldon flakey salt

Preheat your oven to 350*. In a mixing bowl stir in peanut butter and sugar. Beat in eggs and add baking soda and vanilla. Roll into truffle sized balls, place on a cookie sheet and using a fork smash the ball into a cross hatch pattern, flattening them on the sheet. Bake for 8-10 min, cool and enjoy!

The GF Crumble

2 ½ cups of Old-Fashioned GF Oats

½ cup GF flour

½ cups brown sugar

1 tablespoon cinnamon

4-5 cups of seasonal fruit: apples, peaches, or berries are my favorite

1 tablespoon GF flour

2 tablespoons agave or honey

Preheat your oven to 350*. Start by melting the butter in a cast iron or skillet. Add in the sugar first then the flour, cinnamon, and oats! I like to stir them over medium heat for about 5-10 min. Meanwhile, in a mixing bowl stir your fruit together with the agave sweetener and a bit of flour. In a 8x8 or 9x9 pan add in the fruit mixture, then top with the crumble mixture. Cover with tin foil and bake for 30 min, then remove the tin foil and cook another 10 min. Cool for 10 min and serve with vanilla bean ice cream or homemade whip cream!

Snickerdoodles

1 cup shortening

1 1/12 cups granulated or cane sugar

2 eggs

2 ¾ cups gf flour

2 teaspoons cream of tartar

1 teaspoon baking soda

½ teaspoon salt

Topping: 1 cup sugar + 2 tablespoons cinnamon

In a mixing bowl combine eggs, sugar, and shortening. Then add in the dry ingredients: sugar, flour, cream of tartar, baking soda and salt. Chill dough for at least an hour. Preheat your oven to 350*. Shape dough into walnut sized balls and roll into the topping cinnamon sugar mixture. Place on cookie sheet and bake for 8-10 minutes, let cool. DO NOT OVERCOOK.

Next Chapter Non-Profit

Giving Tuesday 2022

At the beginning of November, I was invited to a luncheon supporting a local non-profit called Next Chapter, by one of my friends and colleagues at Windermere Abode. Cristina Ross is a beautiful soul, and I felt even more compelled to learn and support the foundation as she started to explain the heart of the project. Next Chapter is a transitional housing program in Tacoma that supports mothers who are experiencing houselessness. They provide a communal living situation with a comprehensive approach to help these women get on their feet and support their families.

In Pierce County, there are more that 12,000 people that have no place to live- 3,000 of those people are women with children. The opening speaker at the luncheon started off with this fact. The truth of the matter really struck a chord with me. Afterall, helping people build wealth through equity and homeownership is what we do. We see the power in purchasing and owning a home combined with the level of security and generational wealth that it provides for people. I knew that there was no other chair that I should be sitting in at that moment; this message, this program it's meant to be heard and shared.

One of the co-owners, Monique, was vulnerable to share next. As she took the stand and grabbed the mic, the energy in the room shifted. She began to share her very real, very vulnerable story about her experiences. I watched in awe as a woman who oozed bravery and confidence stood before us and talked about living out of two cars and raising 9 children while working two jobs. There is no amount of adversity that she can't face, and these were my exact thoughts while watching her talk about the evolving story of the beginning of Next Chapter. Monique now helps to run the foundation and manages the program for other women and children in need. Next Chapter is dedicated to bridging the gap for these important members of our community! Since 2018 they have helped over 500 families get their feet under them and start over with confidence. How beautiful is that?

In this video, Next Chapter graduates and women currently in the program, share about the power of home, mentorship and basic needs being met. Thier lives are forever changed. Video Link.

I felt called to share about New Chapters and the work they are doing in Tacoma. The luncheon won't be the last time that I support this non-profit with my money or time, I am motivated to get involved. R un for the Money, Two for the Show!

W e love to surround ourselves with people who inspire us – and one of our colleagues, Sharon Chambers-Gordon, is one of those people. We remember several years ago when she started her foundation: Raising Girls. Leaning into her servant heart, coupled with conversations with her daughter about students at school, she realized the crisis of “period poverty” that many young women face. She began small with providing bags of hygiene products for young women – working with counselors in local schools.

She has grown this organization to impact our community! With grants, sponsorships, and her connections, she has created something so beautiful to directly impact our youth. There are no service fees – just service. With options for both both girls and boys, the bags are full-sized products, that include a variety of scents and an inspirational message.

This past September, Sharon hosted her first Fun Run to benefit Raising Girls. A beautiful group of like-minded people showed up to raise awareness and funds at Chambers Bay. The collaborative energy helped me run the whole thing!

Preparing the Family Home For Sale

H ow does it feel after 30 years in your home?

Early this fall we had the opportunity to partner with the SWEETEST sellers to help them sell their family home of 30-years! Jill and Brandt interviewed us based on the raving reviews from their long-term neighbor’s son, who we worked with to prepare and sell their estate home. And of course, she also did a deep dive on Google and our website to shop our past sales in Tacoma verify our successes and sales.

Our team has a strong system for getting our sellers the most money for their homes. It's all in the details, especially when it comes to preparing the home for sale. We really focus and specializes in all the pre-listing preparation. This was the exact support and resources that Jill and Brandt hoped for and needed. It had been three decades since they bought or sold any real estate, and we were here to help!

Once they decided to hire us, we jumped in and constructed a game plan on how to support them in their next move. First things first, we put together a calendar outlining dates and times for the garage sale, home pre-inspection, staging walk-through, yard refresh, professional clean, media, and more! I can't spill all our secret sauce about listing preparation Our book of resources and detailed pre-listing preparation is one of the main reasons our sellers choose to partner with us.

We did think it was important to share a bit about this sale. There is much emotion in the processes of selling your home, especially a one that has seen you through so much of life. And what better way to give you the real insight as to what it's like to sell your home than some Q+A with our seller Jill!?

What was the most challenging part of the pre-listing preparation?

Preparing our home of 30 years to sell was both emotional and daunting. We found the sorting and packing the biggest challenge. My advice to anyone would be to start now. Separate the joy you get from the "thing" to the joy you carry in your heart of memory instead.

How did it feel seeing the staging for the first time?

Oddly, I never stepped foot in the house after it was staged. Seeing the listing pictures was a surreal experience. It made me love the character of our home all over again. It wasn't our home, but I looked at it through the lens of my prospective buyer and saw the beautiful updates to a solid quality house. I definitely think the staging was a worthwhile investment.

Was there something unexpected about the process?

I really appreciated the guidance and support the entire RM Team provided to us. Organized, knowledgeable, responsive and very sensitive to the emotion and stress this process was. Who knew my realtor team would also be part counselor! I set very high expectations of service providers I hire and Regina and Madison met and exceeded my expectations and helped us meet our home sale goals to propel us into the next chapter of our lives.

W e Love the Brand!

Windermere Abode Lakewood… It has a nice ring, right? I have been with Windermere since 2004, when I started my Real Estate Career. I joined Windermere Professional Partners in 2009 on 19 ^th Street in Tacoma. It was there that my business grew, I made life-long friendships with my colleagues, and enjoyed growing with the company and the brand. With dynamic leadership/marketing/agent support, it was synergy!

When our branch manager, Jasmyn Jefferson, who we’d been working with for the last 5 years announced that she was leaving to open a smaller, boutique-style, community-focused Windermere brokerage in Lakewood – my heart was torn. While I loved where I was, I shared Jasmyn’s vision for change in our industry and community, and individualized growth. Since Jasmyn and I had our first cross-sale in 2006, we’ve watched each other’s careers with respect and admiration.

We decided that change is good. Staying with the Windermere family felt right, and a different approach to our business sounded exciting. We are so proud to be a part of the diverse ownership group consisting of the two first black owners in the Windermere brand, and a distinct and thoughtful collection of agents. Not to mention, our new-cute office is 5 minutes from my house!

University Place's Coolest Spot to Shop

We wanted to shout out one of our FAVORITE spots to shop local as they come up on thier first anniversary in December. If you haven't yet experienced details Home Studio in University Place you are in for a treat!

I currently live in University Place and grew up in the city. So much has changed over the years with gyms, grocery shops, sidewalks, and new places to eat popping up all around the town center. Details is one-of-a-kind and is centrally located right across from Whole Foods on Bridgeport.

Details is a home goods store for the style obsessed, coined by the shop owner, one of my good friends and colleagues Miles Eaton. The title truly delivers! It is an experience from the moment you walk in and smell the Alix luxury soy candle burning at the cash wrap. If you've been lucky enough to stay at the Post Hotel in Leavenworth, then you know this iconic scent. This candle line is just one of my favorite specialty items that details carrys!

The space is styled like a picture out of an architectural digest magazine- with a beautifully constructed kitchen with exposed shelves. The visual display is full of unique stoneware, glassware, and gorgeous wood serving bowls. I would describe the style as a little modern, boho, and contemporary with a bit of all the design trends that will leave you inspired to spice up your space.

Windermere Homecoming Event 2022

H appy 50 ^th Birthday!

Last week we attended the yearly Windermere Homecoming event in Seattle, WA. Seattle was the city where it all started for our brokerage! This is a yearly, all-company event focused on Windermere culture, new innovative tools, industry success, and networking with professionals from all over The States.

We always try to attend the Windermere events to grow our agent reach and network! Our geographical "bread and butter" in Washington is as North as Browns Point all the way South to Steilacoom, and then East to Puyallup and West to Gig Harbor. Outside these areas, we love to partner with another Windermere professional to ensure that our clients have the best experience possible. Having an area expert is key when choosing a buyer or seller representative.

I was so proud that our very own, Regina Madiera-Gorden, of RM Home Specialists, and of course my mom- was asked to speak on a panel with the Luxury Lab! She was also celebrating her 18 ^th year with Windermere and my mom is one of the Premier Directors in Pierce County. She attends the monthly networking meetings, signs off on all the premier listings in our market, and has access to all the Luxury focused tools that Windermere has to offer.

The Premier Properties Division of Windermere is a sector designed for high-end, luxury listings and systems. At Homecoming this year she was asked to speak with 5 other agents, the agent panel was titled the Best of the Best! The goal was to share about her successful client systems! It was great to see many agents taking notes and planning on implementing similar touchpoints and experiences for their clients.

The Interest Rates are Rising

S ellers are having to revisit their expectations

We have all seen the news and real estate headlines about the changing market. Our team is here to report that the change is here in the Pierce county real estate market! In a matter of months, the interest rates have crept up to a "normal" rate. 7.9% is the average interest rate over the last 40 years and we are still shy of this as of October 2022.

The rate on January 6th, 2022 was 3.22% and in September 6th, 2022 we were seeing a 6.29% interest rate. We took this rate jump and had our preferred lender, Lindsey Waldron with Guild Mortgage, chime in about what this change looks like in a real scenario with a 20% down conventional buyer purchasing a 500K home. The estimated monthly in January was $2,334 (including taxes, insurance, and P&I), while the same house same down payment would be $3,073 just 8 months later. Naturally, this $739 monthly difference is making buyers hesitant to put the pen to paper. And even some are no longer qualified for the same purchase amount as earlier in the year.

A housing Reversion not a recession. We will be back to a sustainable market. The COVID real estate market with low mortgage rates and lack of inventory creates a strong seller advantage and many frustrated buyers. The supply and demand levels were all off!

The strategies for our sellers in the Greater Tacoma, WA neighborhoods start with the market preparation. Buyers can be a little bit pickier now- they are paying more for your home! There has also been an increase of the available houses on the market, the rising inventory gives the buyer an opportunity to choose their favorite. Strategies like seller pre-inspections, curb appeal refreshes, professional cleaning, staging, and hand-picked handyman fixes with will make your listing shine above the competition.

Competitive pricing is just as important as the pre-listing preparation. The 2020-2021 home prices were an anomoly. The sweet spot is picking up where we left off in 2021, that gradual increase a much more sustainable rate. Over pricing in this market is a huge mistake, your listing will sit with low showings and lack of offers. When priced a bit more conservatively it puts the seller in the position of power and creates excitement around the propery.

Now more than ever it's important to partner with professionals-both on the buy and sell side. Your Realtor, Lender, Escrow team- it all makes the difference. There is a lot of skill and creativity needed to be successful with strategies to exceed your real estate goals in this changing market.

Success stories are still happening: on some properties sellers are still receiving multiple offers or waived contingencies. And buyers are able to negotiate a bit more to find the balance with their financials and home buying goals. Hang in there Tacoma!

From Detroit to Tacoma

Don't sleep on this Detroit style pizza in Tacoma...

After a day of household chores, my husband Dan and I headed to 6 ^th Ave for an adventure for our 30-year dating anniversary! Dan is a lover of Pizza (like no other) SO, as we passed Tacoma Pie – I suggested we stop in.

From the moment we walked in we were enamored with the live edge wooden table AND the small back-bar reminiscent of our trip to Italy. At the end of the bar was the owner, Dino. Dino or Deano (Dean Shivers) was both knowledgeable and passionate as we asked many questions about him and his business.

This style of Pizza is Detroit, where the burnt cheese becomes part of the crust. Cooked in a special deep dish pan that allows the cheese to bubble out to the very edge, the crust is light, airy and oh-so tasty. But if you want just a slice, you order it “Granmma Style” which we did. Fresh ingredients, perfection in foundation, and delicious sauce made us BIG fans!

Deano is no novice to the restaurant scene. He is an accomplished chef and restaurant professional. He has created a mix of Detroit, Sicily, Golden Boy / San Francisco, and family secret recipes to create a wonderfully unique pie experience. The menu has seasonal special pies with everything from puttanesca to braised pork. Take out or dine in (did we tell you about the authentic Bocce Ball Beer Garden?). Don’t sleep on this one!

Windermere Teams Up with Local Artists to Paint Murals in Tacoma

T he walls in the McKinley neighborhood of Tacoma have both gotten a little more colorful thanks to our Windermere office and volunteers from our communities. The goal was to bring a real-life element to Windermere’s ongoing social campaign #MoreThanJustaHome .

Tacoma artist Joseph Brooks was asked to create a mural design inspired by our city and what makes it home. Check out the finished product! The image is full of color and inspiration and we are excited for this message to live on in the community.

A big thank you to our offices Windermere Abode Tacoma and Lakewood and Windermere Professional Partners for all the teamwork to make this happen. The finished wall looks awesome and will be something the neighborhoods can enjoy for years to come.

Your Tax Refund Can Get You One Step Closer to Homeownership

Saving money each month toward a long-term goal is increasingly difficult for
most people. Even committed savers can get thrown off track when unexpected
problems or opportunities arise. It can be difficult to envision how $200 a month
can add up to a new home; the dream of home ownership continues to get
pushed back in favor of more immediate needs.

For many of these potential homebuyers, their tax refund can be a big step
forward in their saving goals. Received in a lump sum, a tax refund is easier to see
as a meaningful dollar amount. The average IRS refund in 2019 was almost
$3,000. This, added to an already growing savings account, can be a great bonus.
In addition to adding to your down payment fund, a tax refund can also be used
to increase your credit score. Debt accumulation and use is the largest factor in
determining a borrower’s credit score (FICO). A low FICO score can result in
thousands of extra dollars in interest and origination fees when getting a home
loan.

Working with a lender, strategically reducing the debt ratio can add
borrowing power to a potential buyer; lowering the cost of the loan and allowing
more of the monthly payment to go toward the home itself instead of interest.
